New Proposed Development in South Bozeman: Jarrett Subdivision
Posted on September 10, 2024New Townhome Development Gets Preliminary Approval in Bozeman
The Jarrett subdivision, a proposed development south of Montana State University, received preliminary approval from the Bozeman City Commission this week. The project will feature a mix of townhomes and single-family homes, with a focus on providing affordable housing options. The bulk of the property borders South 11th Avenue to the east, a future extension of Arnold Street to the north and a future extension of South 15th Avenue to the west. A smaller portion extends south of West Graf Street on either side of South 11th Avenue.
Rezoning and Development Plans:
- Rezoning: The city recently rezoned the land from R-1 to R-2, allowing for smaller minimum lot sizes and more dense development.
- Housing Mix: Of the 110 residential lots, 73 are planned for townhomes, while 37 will be designated for single-family homes or duplex lots.
- Amenities: The subdivision will include two open space lots and a 7.5-acre city park featuring baseball and lacrosse fields.
Commission Approval and Future Considerations:
- Unanimous Approval: The Bozeman City Commission unanimously approved the preliminary plat for the Jarrett subdivision.
- Higher Density Development: Commissioner Jennifer Madgic expressed interest in exploring even higher-density development options for the property in the future.
The Jarrett subdivision is expected to contribute to the growing housing market in Bozeman and provide a variety of housing options to meet the needs of the community. As the city continues to expand, developments like these are essential to accommodate the increasing population.
