A Broker's Perspective by Robyn Erlenbush
Montana is calling, and I must ... stay. Whether you are new to the area, a long-time resident, or returning to your roots, we know the feeling. There is a special attraction to Southwest Montana with the proximity to Yellowstone National Park, magnificent scenery, year-round recreation and a strong sense of community. We are fortunate to have a thriving diversified economy, Montana State University, outstanding regional healthcare, top-rated schools and a vibrant arts and culture scene to go along with our numerous recreational opportunities.
Our part of Montana has experienced substantial growth in the past 5 years resulting in higher values in every real estate market we serve. The past year has seen a stabilization of prices in most markets with healthier inventory levels.
Market conditions for 2025
The national outlook for housing is positive with existing home sales expected to rise 9% in 2025. New construction is also anticipating an 11% increase in home sales. Interest rates for mortgages are predicted to hover near 6% for 2025 and 2026, creating a more stable rate environment for consumers. Median home prices are projected to increase 2% annually.
Will Montana follow national trends?
The Rocky Mountain West continues to outpace national numbers and we will likely see a stronger market with modest price increases. It is always wise to consider that real estate is a hyper-local transaction and every geographic location and every price point has a different rhythm and pace.
